Copropietario SRL is a condo and building-expense administration platform built for the Paraguayan market, with native support for local specifics (SIFEN electronic invoicing, VAT-taxable vs. exempt expenses). Multi-tenant by design: each property management company operates its own buildings, units and owners in full isolation.

The system is organized into three independent portals: an admin panel for day-to-day management of buildings, expenses and collections; an owner portal where each owner views and downloads their monthly statement, account balance and payment history; and a caretaker portal for reporting and tracking maintenance issues, with automatic email notifications on every status change.

The system automatically calculates each unit's monthly expense settlement and generates the corresponding PDFs — including multi-month consolidated versions — while also keeping internal messaging between management, owners and caretakers. Security across all three access points is reinforced with Cloudflare Turnstile, login rate limiting and granular role-based permissions.
